Measured numbers in a Fred report come from public records. Here is what is loaded today, and what still sits on knowledge.
Community, city, and neighborhood housing facts — sale prices, year built, living area, HOA/CDD signals — come from the 2026 Florida DOR tax roll, with recorded sales through 2025 and CDD levies from the 2025 NAV file. Eight counties are loaded today: Citrus, Hernando, Hillsborough, Manatee, Pasco, Pinellas, Polk, and Sarasota. Price confidence varies by community; some places have community-grain sales, others only an area typical.
Place names and the city/CDP rung come from the Census Gazetteer. Metro boundaries use Census CBSA definitions. These decide what counts as a city in Fred, not what a place is like to live in.
Parks, trails, bike paths, dog parks, playgrounds, golf, beaches, public pools, lakes, community centres, libraries, and places of worship are loaded from OpenStreetMap. © OpenStreetMap contributors, licensed under the Open Database License(ODbL).
Groceries, restaurants, gyms, yoga studios, pharmacies, and other businesses come from Overture Maps places data, licensed under CDLA Permissive 2.0 / Apache 2.0. Overture is a business directory; a hiking trail is not a business. OSM is a map; a Crunch Fitness is not a shape. Fred uses both.
Hospital / Healthcare Access distances come from CMS Hospital General Information, a public-domain directory of Medicare-certified hospitals. Fred loads each facility's location and type only — not CMS star ratings or quality measures. This is not OSM or Overture's hospital tag, which over-captures clinics and other health listings.
Housing data covers eight Florida counties today. Amenity coverage varies by county and by category — a missing row is not evidence the amenity is missing. Places of worship are listed as public facts (name and distance) and are never used to filter, rank, or score communities.
